THE CHALLENGE

Located in the Sydney metropolitan area this property is a recent build placed on a hill side and as a result water had flowed from the top of the property boundary through to the basementĀ  which is a self contained flat.

The property owner had discovered severe mould contamination affecting the lower sections of walls and water ingress from the walls spreading across the tiled flooring. MCA Group was contacted to perform a make-safe and required structural drying and mould remediation works. After receiving the work order MCA Group attended the property within 3 hours and discovered a large amount of water trapped within the wall cavity which had led to significant mould growth.

After completing a thorough inspection of the affected areas and external boundaries of the building MCA Group discovered water had been flowing down hill, travelling through the soil and pooling against and within the external walls. With water pooling within the wall cavity the base of the plaster wall linings had absorbed water which had wicked up the wall and provided the ideal conditions for mould growth.

MCA GROUPS WORKS

MCA Group technicians attended on a Friday night and completed their inspection with the Make Safe report being sent to the insurance company whilst the Technicians were on site. This allowed for the insurer to get a complete understanding of the job including detailed photos and commentary. Once the inspection was complete the Technicians contained the mould affected areas.

MCA Group then returned the following day to complete the remediation works. This included the removal of the mould contaminated materials including skirting boards and plaster to access the pooling water. Once removed theĀ  exposed the framework was found to be heavily saturated and had suffered wood rot. Water had pooled within the channel which required extraction. Once all standing moisture had been removed the frame work was treated to remove mould allow the drying process to start.

A combination of air movers and dehumidifiers were installed to dry out the external lesser block wall and frame work. Drying progress was monitored and once the materials were dry the insurance company was notified within 2 hours allowing following trades to commence repair works.
