It is also important to understand the difference between surface mould growth from condensation and surface temperatures and hidden mould growth from water intrusion. Essentially the goal of our inspection report is to identify the cause of the mould growth and to outline a scope for remediation.

Water Ingress

  • Heavy growth in isolated areas
  • Materials can bow or sag from the weight of water
  • Usually accompanied by water staining
  • Common in roof cavities or walls backing against showers
  • Can be easily identified with moisture measurements

Condensation

  • Is usually spread across a surface
  • Can surround external walls of a room
  • More consistent growth that other types of mould
  • Can grow where insulation is missing
  • Common in wet rooms such as bathrooms and laundries

Rising Damp

  • Mould commonly forms on skirting
  • Elevated moisture rates found at base of walls
  • Common in older buildings built on sandstone
  • Can also be caused by wet sub floors
  • Can lead to a humidity issue within the home
